Currently the home of Terry Dowd, Inc., a fine arts storage and transportation company, 2501 Armitage will redevelop and reimagine a passive warehouse space to capitalize on transit and provide new, high-quality housing in West Bucktown.  Initial proposals were developed to adhere to recommendations gleaned from the area’s recent master plan, including increased density, activating the on-the-street pedestrian experience, and reduced on-site parking. Most importantly, Armitage provides an opportunity to lead the way in transit oriented development (TOD) in Chicago. The site is a 3-minute walk from the Western Blue Line Station, steps away from several bus lines, and directly across the street from a Divvy station. The size of the parcel, at nearly 1-acre, inspired the development team to incorporate a large central courtyard to provide significant green space to connect the two buildings that house 78 apartment units and 6,600 of commercial space.

2501 Armitage will bring new apartments to a location near several of Chicago’s most desirable neighborhoods. Officially part of West Bucktown, the site is minutes from Six Corners in Wicker Park, adjacent to ever popular Bucktown, and next to rapidly emerging Logan Square. Residents at 2501 Armitage will be down the street from everything happening on Milwaukee Avenue - in both Logan Square and Wicker Park - and it is literally across the street from perennial favorite, 90 Miles Cuban Café.

Spearhead is pursuing rezoning of 2501 Armitage from C1-1 to Planned Development (underlying dash-3). The residents will have access to a full host of amenities including a 47’x140’ private landscaped courtyard with connected amenity room, a gym, a package room, a dog washing station, and a roof deck. Many units have extra-large private terraces. The buildings feature contemporary architecture and units are marked by tall ceilings with sleek interior finishes.
